The Royal Residence is an exclusive residential development located at the foothills of Vitosha Mountain in Boyana, one of Sofia's most prestigious and peaceful neighborhoods. Conceived as a sculptural composition set within a richly landscaped park environment, the project combines contemporary architecture, generous living spaces and carefully designed views towards both Vitosha and the city skyline.

The complex consists of two low-rise residential volumes shaped by clean geometries, deep loggias, panoramic terraces and distinctive roof canopies. A refined material palette of textured facade cladding, warm wood-effect aluminium elements, glass and integrated architectural lighting creates a strong yet elegant identity, while green walls and extensive landscaping reinforce the connection between architecture and nature.

Apartments are designed around light, space and flexibility, supported by a reinforced-concrete structural system that allows adaptable interior layouts. High-performance heat-pump systems, underfloor heating, controlled-access underground parking, video surveillance and premium building systems provide a high level of comfort and energy efficiency.

The residential experience extends beyond the individual apartments. Carefully designed common areas, a representative lobby and reception, restaurant and professionally equipped fitness facilities form a complete living environment. Natural stone, wood, metal, exposed concrete, bespoke furniture and ambient lighting establish a continuous architectural language between exterior and interior.
